Have you ever been in this place? You have gained weight, you hate the way you look, you feel dreadful, your clothes don’t fitand you feel like you want to panic! The obvious thing to do is to go on a diet. You feel you need to cut back and limit the amount of food you are eating as that is the reason why you have gained the weight right? So you hear about the new super diet and you get all excited and decide to try that. But you feel hungry all the time on the diet so you pretty soon fall off the wagon but then you discover to your dismay you have put back on more weight than you lost. This scenario is being repeated by millions of people all around the world at any one time. The problem is that diets don’t make you slimthey make you fat, probably fatter than you were before you went on the diet. You may say what is happening here? Your body has a built in survival mechanism that protects it from starving. Any diet below 1800 calories a day is considered by the World Health Organization to be a starvation diet. The trouble is none of us know at what level of calorie reduction this ancient mechanism is activated. Our genes are hard wired to slow our engine (metabolism) if food is scarce so we do not starve to death. Our body does not know there is a fridge full of food in the next room and that we only want to fit into our skinny jeans. The longer you carry on restricting food below this ’set point’ the worse it gets. Your body will also start going after precious muscle tissue to further lower the metabolic rate and preserve the fat stores. This is the exact opposite of what you were actually wanting isn’t it? You seriously would not want to damage your health in this manner right? If what you want is a strong, lean, firm, shapely and energetic body you need to only do a few simple things. The first one is your eating. Your need to get your head around the fact that you need to eat more and better, not less if you wish to coerce your body into losing the fat. The trick is to eat 4-6 small meals every 2-3 hours. Start early and eat often. Each of these meals should contain around 20-30 grams of protein and the balance vegetables. Focus entirely on what you ’should’ be eating not what you ’shouldn’t’ be eating This means you need to plan and prepare your meals the night before and take them with you wherever you go during the day. This way there is no chance you will get hungry and eat the wrong thing. Try this for 5 days each week increasing to 6 days when you get control. Always have the seventh day off and eat freely anything you fancy. The other important component of this sure fire plan for weight loss is your exercise program. This should be made up of at least 60% strength training exercise to rebuild lost muscle tissue. This is where the fat is burned and it is imperative that you have as many of your natural fat burning furnaces working for you every minute of the day. The balance of your exercise program should be interval training. These are short burst of all out activity alternated with slower recovery periods such as ten seconds of sprinting followed by 30 seconds to one minute walking repeated 6-12 times depending on your current fitness level. Start with one session each week increasing to two when you get fitter. That’s it, you have a perfect fat loss program and it will take some effort to bring these components together but the better you can do it the better your results will be. And the most important factor is that this concept is one you can live with for life unlike old fashioned, cruel and ineffective dieting. Give it your best shot and see how well it can work for you.

For example, a master bedroom should have the option of morning sunlight, privacy with light, and darkness. The way I offer all of these options to a client is with window treatments. Option one: morning sunlight is achieved with open drapes and sheers. Option two: privacy with light is achieved with open drapes and closed sheers allowing light in while maintaining privacy with fullness of fabric. I normally create my sheers for privacy to be have 3X fullness. Option three: darkness for sleeping and complete privacy is achieved with closed sheers and closed overdrapes. The overdrapes I create for bedrooms include interlining and lining to ensure blackout capability for a good night’s sleep!If you don’t have an option to add windows or french doors, you can create additional light by using higher LRV (light reflective value) paints. Dunn-Edwards and Benjamin Moore have a fantastic selection of high LRV paints. I recommend using light colors in neutral tones mixed with deep, rich contrasting colors for accent walls. Good interior lighting is always a substitute for natural lighting especially in the evening. Art lighting can be used as additional wall lighting. I recently moved to a new flat with some friends but I had underestimated how many possessions I had which caused some problems. I didn’t downsize my bedroom very much but our landlord didn’t want us putting shelving up on the walls so I had to be a bit creative with how I utilised the space I had. My last home had shelves everywhere with many of my belongings piled high on them, but in our new place this wasn’t an option and after looking through what I had, I came to the conclusion that I didn’t really need to have most of these items in my room with me. I didn’t want to sell them, but I didn’t need them to hand either, so I began looking into some self storage in Sunderland, which is the area I moved to. There was a national provider quite nearby and a quick look through their website told me that their storage branch in Sunderland wasn’t too far from where I live now. When I finally decided that living waist-deep in boxes was too much, I made a serious effort to organise my possessions that were going to be stored into boxes and had a better look through their website. The first thing I found I needed to figure out when I was looking into renting my Sunderland storage unit was exactly how much space I needed. Most providers will offer a variety of unit sizes which range from a locker through to a room big enough to play a decent game of five-a-side football in. After I was sure that the boxes I had packed were everything I needed to store, I did some measuring and some maths and picked a fairly small sized room. I couldn’t live in a room that size, but if my sums were correct I’d have more than enough space to store my possessions and move around in the unit when I went back to pick things up. The other thing I felt I needed to examine when moving my items to my new Sunderland storage unit was logistics. It took three trips to get all my possessions to my new flat with my car and I wasn’t too sold on the idea of making several trips to store some of them. It turned out that this wasn’t something I needed to worry about – the provider offered free van hire, which would make making this easier than doing a few trips in a Nissan Micra. The monthly fee was reasonable and I booked my unit online. Though I’m not planning on keeping my possessions in storage for too long, having them out of my way for a while has given me the space to plan how I want my new room to work out and to come up with some fairly creative ways to store my belongings when I get them out of the Sunderland storage unit.

When I first looked into acquiring a holiday home last year a great deal of timeshare options came my way but with the myriad of horror stories I’ve heard about timeshare scams I was reluctant to follow that path. I considered buying outright – it was expensive, but it seemed like the best option until a friend suggested looking into a leaseback property in France. On first glance, it seemed like it would be similar to a timeshare; I don’t permanently live in the property but get time there every year, however a quick bit of research put my mind at rest. Sale and lease back is when an asset – usually property or a similar fixed asset – is purchased and is leased to the seller. This means that they are able to continue using it but no longer own it, providing the seller with the money from selling it, but without losing the use of it. In France, the leaseback process has been popular with new properties for many years, largely due to the law there which is designed to encourage letting. The government discounts the 19.6 percent tax which is to be paid on any new build on the agreement that the party leasing the property will pay 5.5 percent tax which, over a 20 year period will match the initial saving. At its core, this meant that I would buy (or at least mortgage) my holiday home from the developer or letting agent and they would lease it back from me. I would be the owner, but they would be responsible for its upkeep and when I wasn’t using the property, they would find occupants for it. In order to qualify for the leaseback scheme, I would only be allowed to live there for six months of the year but since I was intending this to be a holiday home I wasn’t too concerned about this issue. With the lease money from the letting agents hopefully covering most of the monthly outlay for the mortgage that I would be paying, I was far less concerned about the financial side of things than I would have been if I were simply mortgaging the house to use it for just a few weeks every year. It really was sounding like an excellent approach to purchasing my holiday home and it was becoming easy to see why property leaseback in France was such a popular option. After some further research, I found a good agent who fully and clearly explained the process to me; the pros and cons, what I would need to do and what they would do for me and it really became apparent that this was something I could be happy with. The mortgage outlay after the lease money comes back is an easily manageable payment which saves me a lot of money over purchasing outright and not leasing back and I thoroughly enjoy my holidays there every year which is really the main concern for me.

The dream of the paperless office never really came true for my business – the office I work in is often swamped with paper and there are more filing cabinets than there are employees. At least that was the case before I had the idea of finding some storage in nearby Portsmouth to archive many of our old files. Though most of our client records are now on the computer, many of them prefer to work with paper and send letters rather than emails and as we like to keep copies of all client correspondence, that soon adds up. A complex of angular buildings and a 1,776ft spire designed by Berlin-based architect Daniel Libeskind was today reportedly chosen as the plan for the World Trade Centre site. Mr Libeskind’s design beat the Think team’s “World Cultural Centre” plan, which envisioned two 1,665ft (499.5 metres) latticework towers straddling the footprints of the original towers. The choice was made by a committee with representatives of the Lower Manhattan Development Corporation (LMDC), the Port Authority of New York and New Jersey, the governor and the mayor. LMDC spokesman Matt Higgins said that the committee met for 45 minutes on Wednesday afternoon and unanimously decided on a plan. Redevelopment officials were due to announce the decision publicly today. Both Governor George Pataki and Mayor Michael Bloomberg favoured the Libeskind plan, an important factor in the decision, according to a source close to the process. LMDC Chairman John Whitehead telephoned Mr Libeskind with the news, the source said, telling the architect that his “vision has brought hope and inspiration to a city still recovering from a terrible tragedy.” Mr Libeskind said he had no comment on the announcement. But he told the LMDC chairman that being selected is “a life-changing experience,” the source said. The architect, whose firm is based in Berlin, has estimated the cost of building his design at $330m (?208m). Nine proposals for redeveloping the site, where nearly 2,800 people died on September 11 2001, were unveiled on December 18 last year. The design competition was launched after an initial set of plans, released in July, was derided as boring and overstuffed with office space. The two finalists each featured buildings surpassing Malaysia’s 1,483-foot (445-meter) Petronas Twin Towers, the tallest in the world. The World Trade Centre towers stood 1,350ft feet (405 metres) tall. A small number of telecommunications towers would still be taller than the Libeskind spire. After the two finalists were chosen, both teams of architects were asked to revise their designs to make them more easily realised. Mr Libeskind, whose original design called for a memorial 70ft feet (21 metres) below ground, reportedly changed that to 30ft, allowing for infrastructure and transportation underneath. The source said that the plan chosen could also be slightly altered to accommodate victims’ relatives, who told redevelopment officials they did not approve of plans to build parking areas at the base of the pit. The parking areas would be for memorial visitors, not general public parking, but Mr Pataki has told planners to “find an accommodation” that the families would approve, the source said. Mr Libeskind, 57, has said he included the sunken space because he was inspired by the surrounding immense slurry walls that hold back the Hudson River – which he says are the most dramatic elements to survive the terrorist attack. He wanted visitors to be able to visit the site in a quiet, meditative space. As presented in December, the design called for a museum in the sunken space, near where he envisioned a memorial to be placed. A separate competition for a memorial design will begin this spring. The 1,776ft spire, next to a cluster of office buildings, was designed to house a garden all the way to its top, and not office space, because “gardens are a constant affirmation of life”, Libeskind said when he presented the plan. Mr Libeskind was born in Poland in 1946 and became an American citizen in 1965. He studied music in Israel and in New York, but left the field to study architecture. Although his firm is based in Berlin, he has significant ties to New York. He earned his degree in architecture at the Cooper Union for the Advancement of Science and Art in 1970. “I arrived by ship to New York as a teenager, an immigrant, and like millions of others before me, my first sight was the Statue of Liberty and the amazing skyline of Manhattan,” he said on his website. “I have never forgotten that sight or what it stands for.” Mr Libeskind is striking in appearance with thick-framed, wraparound glasses and a shock of silvery hair. He is noted for his iconoclastic work and museum designs. His firm, Studio Libeskind of Berlin, won wide acclaim for the design of the Jewish Museum in Berlin. The firm also designed an extension to the Denver Art Museum; the Spiral Extension to the Victoria & Albert Museum in London; the Jewish Museum in San Francisco; the postgraduate student centre for the London Metropolitan University; and the extension to the Royal Ontario Museum in Toronto. In 2001, he became the first architect awarded the Hiroshima Art Prize, given to an artist whose work promotes understanding and peace.

If the space is in a separate area, a fresh coat of paint can liven up the space. May be you can paint one wall to highlight your space and leave the rest of the room a different color.Do you have pictures that are hiding in the closet…this may be a good place to create your gallery. Or go to the local home store and purchase inexpensive shelves and brackets and use that wall space to store books, office supplies, or your specific business tools. Though you can still add a picture in between the books to add some design to your area.Next, look around your house to see what furnishings you can repurpose for your office. Do you have a comfortable chair in your dining room that could work fine as an office chair? If you don’t have furniture that works, you can check out unfinished furniture stores, thrift shops or an office supply business to find reasonable pieces of furniture to create your office.If you need to purchase a desk, you can always get a piece of wood to place on top of two file cabinets. Again, this is a do it yourself job as you get to paint or stain the wood, paint the cabinets to blend with the wood….but you can tailor the size of the desk to your actual office space. If you do decide to paint, know who you are, because some of us are more relaxed with soothing colors. Others like bold colors to stimulate their thinking.Have you been storing your office “stuff” in different places? Now is the time to reuse the book shelves, filing cabinet, and boxes and organize them in your “space.”It’s important to have on hand the right office supplies, so go to your favorite office supply or discount store and stock up on a few needed items and get your space organized.It doesn’t take lots of time or money to create your office space. Don’t have a separate room you can designate as a home office? You can create a comfortable and functional computer work station in remarkably little space. A corner of your living room or bedroom, even a spare closet, can provide plenty of room. First measure out the amount of space you can allocate for your work station. Then, start to plan. You need a surface for your computer monitor or laptop, and room underneath for your hard drive. If you have a printer and/or a scanner, this also needs a work surface, ideally with storage space underneath for printer paper and other supplies. You may also want space for an additional external backup hard drive. Measure all your equipment and furnishings and play with a floor plan. If you can find a ready-made work station that fits into your space, great. If not, make one. A 24- to 30-inch core door thrown over a couple of two-drawer filing cabinets makes a handy desk, but takes up quite a bit of room, and it may or may not be comfortable for you depending on your height when seated. An alternative would be to check home improvement stores like Home Depot for components like counter tops, shelving, and legs that can be assembled in a number of configurations. (Check the kitchen section of the store!) Assembling a desk with an L- or U-shape allows you to spread out your work. If you want an L-shape, make sure the extra arm is to the right of the monitor if you’re right-handed, to the left if you’re a leftie. You’ll need shelving to store CDs, computer manuals and other reference books, computer accessories and supplies, project files, and inboxes. Magazine holders make great containers for computer manuals and other documentation, and can be filed on a shelf along with reference books. Use bookcases as boundaries for your office and as additional storage space. The tops of the bookcases can also provide additional work space in a pinch, or display space for personal items to give the area a homey touch. If you have a closet you can spare, remove the doors and replace them with louvered doors that can be folded out of the way while you’re working. Install a work surface spanning the length of the closet, and then build shelves above it. You can also create storage space beneath the counter, but leave an area open to slide in a comfortable office chair. If you have a CPU for a monitor, make sure the depth of the closet will accommodate the CPU; or consider upgrading to one of the newer, compact flat screen monitors. Or use a laptop -you’ll have room to spare. You might also consider building or buying a rolling cart for your printer that can be stored in the closet when not used, and pulled out while you’re working. Also consider a pull out work surface or a folding table which can be tucked into the closet when not in use. Additional storage space can be built along the sides of the closet. You’ll need both electrical outlets and a phone jack (or cable outlet if you use Roadrunner) in or near your work space. If you can install them, great; otherwise you’ll need to run extension lines in from elsewhere. Make every attempt to provide easy access to all outlets and jacks; having a surge suppressor with several plugs attached to the back of the closet right above the work surface should make life much easier for you. If you have to run extension cords over a high traffic area, run them through protective conduit that allows you to put them underneath carpet without causing accidents. Don’t run unprotected cords underneath carpeting; a worn cable can create a fire hazard, and people can trip over the bump! If you’ve managed to renovate a spare closet, all you need to do is close the doors to hide your office space. If it’s in a corner of the bedroom or living room, think about setting up an ornamental folding screen to block off your view of the office; remove it when you’re using the office, or leave it up for some privacy. Take a few moments during the planning phase to think about the look of the work space. Your choice of materials, colors, and design accessories go a long way to creating an attractive area that’s an enjoyable, comfortable place to work.

Commercial office space is unnecessary when you first start out in computer consulting. Unless you have a very compelling reason for renting commercial office space, save your money. You’re much better plowing that money back into marketing and promotional expenses. Even a tiny commercial office space is going to be $400 – $600 a month. A low traffic retail store is even more; at least a $1000-$2000 per month. Rather than waste that money on commercial office space, invest it in marketing and business development. You’re going to need to do these things whether you have commercial office space or not. There is no reason to add to your overhead expenses. When you start out, a home office is the best choice. Until you bring on a lot of staff, it’s really not going to benefit you to have a commercial office space. Most of the time you will be servicing clients at their office, going on sales calls, or attending networking events. In computer consulting your clients will not be coming to you. You go to them. The time you spend in your own office is minimal. The money you spend on your office space should be minimal as well. You might think that you need commercial office space if you want to run seminars. These are an excellent marketing tool but you can rent executive office space very reasonably. This type of commercial office space is rented on an as need basis by the hour or day. The Bottom Line on Commercial Office Space Commercial office space is expensive. There is no reason to put yourself on the hook for $500 or $1,000 a month or more, every single month just to be able to do say you have an office. The time you or your clients spend in your office does not warrant renting commercial office space. Use your home office for as long as you can and rent out space by the hour or day as you need it.
